Yes. Due to new policies, you can now list your property independently. It requires applying for a holiday home license with Dubai Tourism, listing through Airbnb, and maintaining your home and listing. You will need to have a contact person in Dubai if you are not local during bookings, register guests’ passports with Dubai Tourism, and pay monthly fees.


Yes. Tenants can list their home with Airbnb provided they follow all procedures and register a No Objection Certificate with applicable documentation from the homeowner. This states that the homeowner agrees to the subletting of the property through Airbnb. Our property management team will ensure that your documentation is appropriate so you can generate income through this lucrative opportunity.

Cleaning and Maintenance FAQs

Cleaning is always paid for by the guest and is only paid by the owner in the event that they stay at the property. Maintenance is part of the general upkeep of the property and is paid for by the owner. The exception to that is if any damage is caused by guests or a HAUS MGMT staff member, and it requires maintenance.


We have chosen to operate separate cleaning and maintenance companies in order to control the quality of the work. Both companies are fully licensed, and our staff are trained in the HAUS MGMT way. We do not outsource any cleaning and only outsource very specialized maintenance jobs. Our teams are trained specifically for their roles with specific know-how and training.


If any member of the HAUS MGMT staff accidentally breaks something during cleaning, this will be fixed or replaced at no charge to the owner.


We aim to solve all maintenance issues within a few hours, with a team in the main Dubai areas at all times who are available for call-outs. Any major issues can take a bit longer while we wait for parts, though we aim to fix everything within 24 hours.


Generally no. This is due to the fact that it becomes very difficult to organize third-party maintenance on an urgent basis for guests. Delays cause unhappy guests and refunds, and having our own teams ensures we can control the timings.


It is mandatory to provide basic cleaning tools, such as a vacuum and a mop, at the property during onboarding. However, cleaning supplies are provided on an ongoing basis by the HAUS MGMT cleaning team.

Property Management Support FAQs

The monthly statements with all reservations and payout information are uploaded automatically to the owner app around the 5th of each month for the previous month. The payouts are made before the 10th of each month.


Absolutely. You can book your own owner stay via the app, as long as the calendar is free.


Pricing FAQs

No, the commission stays the same throughout the year. This is the most transparent method, as we make money in proportion to your revenue—no more and no less.


Via our HAUS MGMT Portal app. Your property calendar and earnings are live on the portal, so you always see exactly how much you will earn from each booking. The monthly statement will also summarize this. If you ever need more details or a breakdown on a particular booking, the Client Support team can assist.


Yes. Property insurance is a requirement from DET to have your property live as a Holiday Home. You can do this yourself with any insurer of your choice, or we can do this for you. The cost is between AED 500 and AED 1800 per year, depending on the size and valuables.


If there are no bookings, we don’t make any money. Hence, our incentives with our clients are totally aligned—we want to get you the most bookings at the highest rates, as that is how we get our fee.


There is a yearly DET license fee for each property, paid by the owner. The price is between AED 370–1270. Please see more details about the yearly DET license fee here.
